We locate and analyse top-of-market opportunities across South East London — off-market acquisitions, agent relationships, and direct vendor engagement to secure sites before they reach open market.
Pre-acquisition surveys are arranged to assess the quality and potential of every premises before exchange. We never acquire blind — every site is assessed structurally and for planning potential.
Applications fully handled end-to-end — all drawings, submissions, and council negotiations managed by our team. We have a strong track record across Lewisham, Greenwich, Bexley, and beyond.
Full adherence to UK Building Regulations throughout every project — fire doors, integrated alarm systems, EICR-certified electrics, and compliant plumbing. No shortcuts taken.
All required certificates secured post-renovation: Gas Safety, Electrical Safety Certificate, Fire System Commissioning, and Building Control final sign-off — fully documented and ready for tenancy or sale.
The full HMO licensing process managed from start to finish. We ensure every property is legally compliant and approved for multi-occupancy before any tenant moves in — zero shortcuts on compliance.
Building Control is engaged throughout for staged inspections and final sign-off — not just at the end. This ensures issues are caught early, programmes are protected, and sign-off is never delayed.
Party Wall Agreements, construction insurance, and health & safety documentation all handled as standard. We manage the legal and regulatory surround so works can proceed without interruption.
Ongoing property management provided through our sister company OES — covering all day-to-day operations on a percentage-based fee on annual rental turnover. Seamless handover, one point of contact.
